Hybrid work is a scheduling advantage

If your office is full on Tuesday and Wednesday and half empty on Friday, that helps. We can lay a zone on a Thursday night and Friday, have it finished before Monday, and move to the next zone the following week.

If you lease, the floor usually has conditions attached. We can work to a make-good requirement at the end of a lease, or match a base building standard at the start of one. Tell us who manages the building and we will handle that side.

Most offices end up with both, and the split is usually about noise.

What each does well

Carpet absorbs footfall and voices, which matters in open-plan and near meeting rooms, and carpet tiles or broadloom hide traffic patterns well in high-use walkways.

Hard floors take chair castors and trolleys without the wear you get on carpet, and clean up faster in kitchenettes, breakout areas and entries.

What to watch

Hard floors amplify chair scrape and footsteps unless acoustic underlay goes down, and carpet needs a proper commercial-grade fibre to survive an office walkway. Chair mats are a sign the wrong product went in under the desks.

A common answer is commercial carpet through the open-plan and meeting rooms for quiet, with a hard floor through reception, the kitchenette and the main circulation routes. We will walk the floor with you and tell you where the line should fall.

Common questions

Office flooring questions

Can you install without closing the office?
Yes. We work at night, on weekends and on your quiet days, and we stage the job zone by zone so only one area is out of use at a time. Most offices keep operating normally throughout.
How long does an office floor take?
A reception or meeting room is usually a single evening or weekend. A full open-plan floor depends on the area and how much furniture has to move, and we will give you a day count with the quote so you can plan around it.
Do you move the desks and furniture?
We coordinate it. Light furniture we handle as part of the job, and for full workstation systems we work in with your movers or your fit-out contractor so nothing lands on you at the last minute.
Carpet or hard flooring for an office?
Carpet for open-plan and meeting rooms where noise matters, hard flooring for reception, kitchenettes and circulation where spills and chair castors live. Most offices use both, and we will show you where the line should fall on your floor plan.
Can you meet our building's after-hours and acoustic rules?
Yes. Tell us who manages the building and we will deal with the access approvals, dock bookings, lift protection and acoustic underlay requirements directly, and provide our public liability certificate of currency.
Can you help with an end of lease make-good?
Yes. Send us the make-good clause and we will quote flooring that meets it, including removal and disposal of what is there now.
